Moving to Switzerland, or moving flats within it, most newcomers assume the final clean is optional, something you do if you have time before the keys go back. It is not. Swiss tenancy custom expects the outgoing tenant to hand the flat back in a professionally cleaned state at a fixed appointment called the Wohnungsabgabe, sometimes just called the Abnahme, or acceptance. The property manager, the Verwaltung or Bewirtschaftung, walks through the flat with a checklist and inspects it item by item: inside the oven, behind the shower screen, along the window frames. This is not a courtesy walk-through. It is the moment that decides whether your deposit, the Mietkaution, comes back in full.

If the flat fails that inspection, the consequence is not a warning. The property manager is entitled to instruct a cleaning company to finish the job and deduct the invoice directly from your deposit before releasing the remainder, sometimes weeks or months later once the full amount is confirmed. For a tenant who has already left the country, disputing a deduction from abroad is close to impossible. That is why getting the clean right the first time matters more here than it would in most other rental markets.

What we actually do, in order

We work room by room in a fixed sequence so nothing gets cleaned twice. The kitchen comes first: fridge and freezer inside and out, oven including the back panel and shelves, extractor hood with the grease filter removed and degreased, hob, drawers and the inside of every cupboard. Then the bathroom: toilet, basin, shower or bath, taps descaled, and sealant joints cleaned or, where needed, redone. Windows are done inside and out, including frames, the track and the external blind box, known locally as the Storen, because dust from months of use collects exactly there. Floors are cleared of any adhesive residue from carpet or protective film, drill holes are filled properly rather than just wiped over, and we finish with a checklist walk-through of the entire flat before you or the property manager does the same.

Where handovers typically fail

The Zurich homeowners’ association publishes a clear standard for what a handover requires: windows inside and out including frames and blinds, a kitchen with hob, oven, fridge and a degreased extractor filter, a descaled bathroom, floors without adhesive residue, and drill holes properly closed. A surface clean misses precisely these points, because none of them come up in everyday living. Our position on this is simple. If the property manager objects to our cleaning at the handover, we come back and clean again free of charge until the flat is accepted.

Timing depends heavily on which canton you are in, and this is one of the details expats are rarely told about in advance. In canton Schwyz, a tenancy can end on any month end except 31 December, so move-outs are spread fairly evenly across the year and appointments are easier to arrange. Canton Zurich works differently. Tenancies there conventionally end only on 31 March, 30 June or 30 September, which means enormous numbers of flats are vacated in the same narrow window, three times a year. If your lease ends in Zurich on one of those dates, you are competing with a large share of the rental market for the same cleaning slots and the same handover appointments, so booking early is far more important there than it is in Schwyz.

Quote and booking

We start with a short viewing of the flat, or an exchange of photos and floor plan details if an in-person visit is not practical. From that we issue a fixed-price Offerte, a quote, based on the size and condition of the flat, with no surprise additions afterwards. The appointment is scheduled shortly before the handover date so the flat goes into the inspection freshly cleaned, and the guarantee above applies if anything is flagged.

Does the flat need to be completely empty before you start?
