Underground car park cleaning against oil and salt

Nobody driving into an underground car park pays much attention to the floor, until it turns grey-white after winter or starts smelling of oil. Over the months, tyres leave fine rubber residue, dripping engine oil sinks into the concrete surface, and road salt carried in on wheels dries into pale staining that an ordinary mop barely touches.

For a Stockwerkeigentum, a group of owners who jointly hold a building, the underground car park is often the most neglected shared area of all, simply because everyone just drives straight through it. Yet the condition of that car park is a fair signal of how well the whole property, the Liegenschaft, is maintained, particularly for anyone viewing a flat who inevitably walks through the garage to get there.

What underground car park cleaning covers

The core is a machine sweep of the floor area, clearing coarse dirt, grit and leaves, followed by wet cleaning against ground-in soiling. Oil stains and tyre residue are treated specifically, since they do not respond to the same methods as ordinary street dirt. Floor drains and gullies, which silt up frequently in underground car parks, are cleaned so water drains properly afterwards instead of pooling. After winter, the focus shifts additionally to road-salt staining, which otherwise works its way permanently into the concrete.

Where this commonly goes wrong

The biggest organisational challenge is coordination. A thorough clean needs as many vehicles as possible temporarily out of the garage, which means advance notice across every owner or tenant. Without that coordination, whole areas under parked cars simply never get cleaned. Timing matters too. Cleaning too early in winter just means fresh salt arrives with the next snowfall, which is why we usually schedule the major clean for spring. And then there is the concrete itself: it is porous and genuinely absorbs oil over time, so older stains can often only be lightened, not fully removed.

Beyond the floor and drains, the area around the parking bays matters too. After cleaning we do not repaint bay markings that have become faint through the work, but we flag worn markings to the property management so they can be refreshed separately if needed. Access ramps and the transition to the outdoor area are cleaned as part of the job, since a large amount of grit and dirt gets tracked in there from the street. During the work we secure the cleaned area with barriers so nobody drives across the wet floor before it is dry and safe to use again.

How the quote works

After viewing the garage we establish size, condition and the best time, usually outside peak hours or on a weekend. The property management informs residents ahead of the date so parking spaces are cleared. From that we issue a fixed-price quote based on floor area. For larger underground car parks we bring in partner firms with the appropriate cleaning equipment.
